ELSMORE (PHASE 2), NAAS, CO. KILDARE

Elsmore Phase 2 is a residential development on a greenfield site in Jigginstown, Naas, Co. Kildare for the Client, Cairn Homes. The development involved the provision of 314 no. residential units, a 610 sq.m crèche, a 169 sq.m retail unit, and 1.32-hectare of open space which includes playground areas. The project involved the demolition of an existing single-storey house and of derelict unroofed agricultural buildings. The units are a mix of 208 no. houses (2/3 & 4 beds), 78 no. apartments (1 & 2 beds) across 4 x 4-storey blocks, 16 no. 1 bed maisonette apartments across 4 x 2-storey buildings, and 6 no. 2 bed duplex apartments in a 3-storey duplex building.

The development also included the provision of associated car parking, surface water attenuation, landscaping and all associated site development works. All 208 no. houses are provided with 2 no. car parking spaces. The apartments and duplexes are provided with on-street parking in close proximity to the blocks. Regarding the structure of the units, houses are high energy rated timber frame kits by Kingspan, while apartments (1 & 2) are cold form steel frame structure by Horizon Offsite.
