The Site is located in an inner urban location off the North Circular Road, Dublin. It is a brownfield vacant site. Residential development is located to the north and west. The Broadstone Bus Depot is located to the east. The existing access to the site is from the North Circular Road. There is a secondary pedestrian access via a laneway from Rathdown Road. The location is adjacent to the DIT Grangegorman campus and in immediate proximity to the Cross City Luas line (under construction).
The site is a brownfield in character and is currently vacant. There are mature trees and vegetation across the site.
The proposed development comprises the construction of a student accommodation development with 420 no. bedrooms contained within 9 no. blocks which range in height from 1 no. storey to 7 no. storeys. Block A and B (1 no. and 2 no. storeys) are located to the north east of the site along the existing access roadway which provides access to the site from the North Circular Road. Block C (3 no. storeys) is located to the north-east of the site, south of Rosemount Road. Block K and Block J (4 no. and 5 no. storeys) are located to the east of the site. Block E (4 no. and 5 no. storeys) is located in the centre of the site and contains a basement with Block D (3 no. storeys) located to the west of the site. Block G and H (6 and 7 no. storeys, respectively) are located to the south of the site. All of the Blocks (except for Block A, B and D) contain balconies.
The proposal includes the refurbishment, change of use and extension of the existing single storey gate-lodge to the north of the site from residential dwelling to student accommodation providing 4 no. bedspaces.
