Mixed use scheme of commercial, residential and student accommodation on an under-used car park site.


The site was granted planning permission for a very complex mixed use scheme that financially could not be delivered, due to a combination of economic factors which have historically made it difficult to develop in Luton.

Our knowledge of the area, previous works within Luton and a complete reworking of the original approved scheme to provide a much more efficient proposal has allowed us to assist the Client in delivering a scheme on the site currently being under-used as a car park. The rationalised plan and associated added value we have created for the site has offered a template with developmental potential, which has been eventually realised with the inclusion of some very creative usage options.

The combination of student housing and  residential work, as well as sustainable and compatible usage offers the opportunity for viable commercial space at ground level to activate and improve street scenes.


We believe the positive relationship the buildings have with the street is an essential part of the success of this scheme and to deliver these proposals, we have created a new high quality public realm to uplift the area and signal localised regeneration.
