Spencer Place South consists of four commercial buildings of varying height (up to 12 storey) over a common 3-level basement. The refurbishment of the protected British Rail Hotel is included. Challenges and features include:

  • Open-plan, long-span flexible office space using post-tensioned concrete floor slabs.

  • A 7-metre cantilever transfer slab supporting 7 floors overhead on one block.

  • Overhead footbridges will link buildings.

  • Set-back penthouse floors in structural steelwork.

  • The fourth of the buildings is a reinforced concrete, 250-bed hotel.

  • CS Consulting designed, specified and procured an enabling works package including site clearance, secant pile wall installation and bulk excavation to approximately 14 metres below pavement level.

  • Extensive discussions were held with Transport Infrastructure Ireland as the works were within 7 metres of the LUAS.
