SPENCER PLACE (SOUTH), DUBLIN 1
Spencer Place South consists of four commercial buildings of varying height (up to 12 storey) over a common 3-level basement. The refurbishment of the protected British Rail Hotel is included. Challenges and features include:
Open-plan, long-span flexible office space using post-tensioned concrete floor slabs.
A 7-metre cantilever transfer slab supporting 7 floors overhead on one block.
Overhead footbridges will link buildings.
Set-back penthouse floors in structural steelwork.
The fourth of the buildings is a reinforced concrete, 250-bed hotel.
CS Consulting designed, specified and procured an enabling works package including site clearance, secant pile wall installation and bulk excavation to approximately 14 metres below pavement level.
Extensive discussions were held with Transport Infrastructure Ireland as the works were within 7 metres of the LUAS.
