The proposed office development on Townsend Street will consist of a 7-storey building over double level basement extending to c10,500sqm gross floor area. The existing five storey office building over single level basement will be demolished. The restricted site is bound by Townsend Street and Spring Garden lane to the northern and eastern boundaries. There is an existing office building to the west and access to an operational hotel to the south. The site is also in close proximity to the Irish Rail Underbridge. A number of structural options were reviewed in order to achieve the open floor plates, with a 14m column grid.
Extensive studies were carried out on structural solutions such as post-tensioned concrete, precast concrete slabs with steel frame, precast concrete slabs with an insitu concrete frame and composite metal decks with steel frame. The existing split level basement will be replaced with a double level basement for 23 no. cars, 94 no. bike parking spaces. Access to the basement will be via 2 no. car lifts accessing off Spring Garden Lane. The existing basement walls will be utilised as temporary works during the construction of the new basement box. Our experience of ground conditions in the area informs the fact that watertight basement construction is required in order to achieve the Grade 2 basement classification.
