The development at 5 Harcourt Road involved the demolition of an existing eight-storey office building and the construction of a part seven-storey, part eight-storey office building over one level of basement. The basement was developed using a secant piled wall for excavation. The project also features a steel-framed, glazed façade staircase hanging from the roof. The site posed challenges due to its constricted nature and proximity to live LUAS tracks.

In-situ reinforced concrete was used for the ground floor and below, while precast concrete twin walls formed the upper-floor walls. Post-tensioned concrete floor slabs allowed for clear spans between columns up to 11.5m, with a flat slab depth of 290mm over the majority of the floor plate.

This development utilised BIM Level 1, which enhanced collaboration, reduced design conflicts, and improved overall project efficiency through precise drafting and data integration.
