Beaumont Lodge Transitional Care Unit (TCU) is the largest nursing home and transitional care unit in Ireland, completed in 2020. It consists of 221 bedrooms with ensuite bathrooms and includes multiple amenities such as treatment rooms, a morgue, a kitchen and dining room, staff facilities, and more. The building also features large open plan areas and 3-storey overhanging sections.

The building was constructed using load-bearing masonry walls and strip foundations. The floors are precast hollow core slabs with a concrete screed. Winter Garden Balconies were constructed using steel beams, columns, and profiled metal decking. The project involved coordination with Dublin City Council to divert existing services and the installation of a new watermain connection.

The development includes sustainable features such as surface water drainage with two large attenuation tanks.This development utilised BIM Level 1, which enhanced collaboration, reduced design conflicts, and improved overall project efficiency through precise drafting and data integration.
