The Bluebell Waterways Project is a strategic 2.8-hectare regeneration site located in the heart of Dublin 12. Identified by Dublin City Council for redevelopment, the site benefits from excellent transport connectivity, including frontage along the Grand Canal and proximity to the Luas Red Line, schools, and local amenities.

Led by the Land Development Agency (LDA) in partnership with Dublin City Council (DCC), the project will deliver a high-quality, sustainable residential development comprising 383 social and cost-rental homes. The scheme will also integrate enhanced community, cultural, and arts spaces to support and strengthen the local community.
