Bottleworks is an enterprise and innovation building built for Jones Investment Limited. It is located on No. 15 Barrow Street, Dublin 4. The project was completed in July 2021. It comprises of 25,763 sq ft of office space and three floors over a double basement with another live building site and busy road on the final side. The building footprint covered 100 percent of the site, meaning all storage and welfare facilities had to be within the footprint of the building during the construction.
The upper floors feature 250mm thick post-tensioned flat slabs to maximize floor-to-soffit height and control deflections at the façade, while also achieving efficiencies in rebar quantities. The typical column grid is 7.5m, with spans up to 8.8m in certain areas. Columns are in-situ reinforced concrete (RC), and walls are either in-situ RC or blockwork, depending on proximity to neighboring structures. The lower levels, including walls, columns, retaining walls, and suspended slabs, are also formed in in-situ RC. The foundation slab is in-situ RC with ground anchors to resist hydrostatic water pressure.
