This regeneration project on Charlemont Street, Dublin 2, involved the demolition of four multi-storey residential blocks to deliver Charlemont Square—a major mixed-use development consisting of six new blocks over a basement (50% double level, 50% single). The scheme includes 32,980 m² of Grade A office space across two blocks, 2,787 m² of retail space, and over 280 apartments. CS Consulting provided civil and structural engineering services for three commercial/mixed-use blocks (Blocks 1, 2, and 7) and one residential block (Block 5).

The office buildings incorporate Grade 2 basement over two levels, cast in-situ RC frame with bespoke curtain walling and glazing with large areas of brick and stone cladding. Internally, the accommodation provides efficient floor plates with minimised internal columns and 12m clear spans achieved with a combination of steel frame and comflor, or flat slab and RC frame. Roof terraces and tenant facilities including secure basement car parking and bicycle spaces, showers and drying facilities are also provided.
