Elsmore Phase 2 is a residential development located on a greenfield site in Jigginstown, Naas, Co. Kildare, commissioned by Cairn Homes. The project provides 314 residential units, a 610 sq.m crèche, a 169 sq.m retail unit, and 1.32 ha of open space including playground areas, cycle paths, and pedestrian connections. The development includes a mix of houses, apartments, and duplexes spread across multiple blocks and also features a pedestrian bridge over the Yeomanstown Stream.

The project features a mix of construction types, with timber frame houses provided by Kingspan and cold-form steel frame apartments by Horizon Offsite. The structural system for apartments 3 & 4 consists of loadbearing masonry cross walls with precast slabs for each floor.

The project maximised MMC through off-site construction solutions and includes sustainable features such as surface water attenuation and landscaping, designed in accordance with modern housing and apartment guidelines.
