CS Consulting is providing full civil, structural & traffic engineering services for Phase 1A of the landmark Glass Bottle development, a major urban regeneration project in Poolbeg, Dublin. This transformative project is redeveloping 37.2 acres of former industrial land into a vibrant mixed-use, sustainable community aligned with the “15-Minute City” vision.

Phase 1A delivers 570 new homes across three residential blocks – Lime House, Glass House, and Battledore – with a mix of studios, 1-, 2-, and 3-bedroom apartments and townhouses. Designed to support Dublin’s long-term housing needs and sustainability goals, the development incorporates BREEAM-certified design principles and will connect to the Dublin District Heating System (DDHS), harnessing renewable energy for future heating needs.

Our role also includes design and development of the overall masterplan for Glass Bottle roads and services. Phase 1 roads and services, including the development of a 500m Boulevard have been completed and work is underway for the upgrade of a signalised junction at Sean Moore Road.

The Boulevard is the main artery road for the entire Glass Bottle development. It runs from Sean Moore Road right down to Dublin Bay. This is a critical phase of the project as it provides the main access, along with the mainline sewer, services, and utilities for the entire development.

The works included the installation of approximately 20,000m³ pile mat to enable the installation of bearing piles with the preparation of pile heads ensuring same. Due to the challenging ground conditions of the site, the piles are required to form the raft slab foundation of the entire Boulevard roadway. Following the completion of the raft slab there will be a 5.00m deep road build up installed inclusive of drainage and services.

The installation of drainage and services is not the traditional dig and install, with the aforementioned having to be incorporated into a 5.00m road build-up. Furthermore, both surface water and foul water mainline drainage fall in opposite directions, therefore leaving this task a challenge in itself. Services within the Boulevard include SW & FW drainage, rising mains, district heating, watermain, ESB, and communications. The Boulevard also accommodates main roadway access, off-road cycle tracks, pedestrian footways, and large urban trees.
