The Harcourt Square, Dublin 2 project is a large-scale development delivering 31,865 sq.m. of Grade A office accommodation on a 1.9-acre city centre site. Due to its location adjacent to existing structures, detailed performance specifications for noise and vibrations were created, along with traffic management solutions. The project required extensive coordination with traffic, public transport, and LUAS infrastructure to minimise disruption.

Ground-floor construction combined concrete slabs, steel beams, and core walls, while office floors utilised steel beams, composite metal decking, and concrete core walls, with 2.9m clear heights. Structural spans reached 9m, with transfer trusses supporting open areas like the atrium. Steelwork incorporated S355 Westok beams, which allowed service routing through circular openings. Movement joints allowed for 50mm of horizontal movement, while reinforced concrete core walls provided stability, acting as vertical cantilevers anchored to competent ground.

The project is targeting LEED Platinum, WELL Platinum and Embodied Carbon Targets. The new 100% recycled aluminium façade installation at Harcourt Square is an exciting milestone in sustainability and circular design (one of the first buildings in Europe to install a 100% recycled aluminium façade).
