The Marianella development in Rathgar, Dublin 6 is a prestigious residential scheme that includes 200 apartments, 6 townhouses, and 10 detached houses over a single-level basement accommodating 200 car parking spaces. The development spans approximately 8 acres in a parkland setting, providing proximity to Rathgar's amenities.
The structure consists of a combination of precast concrete floors on load bearing masonry, over a reinforced concrete transfer level at podium in order to maximise the efficiency of the basement car park. The site is in very close proximity to the adjoining St. Luke's Hospital and residential areas, and as such, detail monitoring was put in place to control noise, duct and vibration levels.
The development incorporates sustainable infrastructure, including surface water systems and attenuation systems integrated into the green spaces. High levels of insulation and air-tightness were achieved, ensuring energy efficiency, and apartments were equipped with PV solar panels. The project was built with a focus on minimizing the impact on the local environment, especially considering the adjacent oak trees.
