Lime House: First Milestone at Glass Bottle

 

We are incredibly proud to announce the completion of Lime House, the very first residential building at the landmark Glass Bottle development in Dublin 4.

As the Civil and Structural Engineers for this project, CS Consulting has worked closely with Lioncor and Ronan Group to bring this vision to life. Lime House isn’t just a building; it represents the first chapter in the transformation of one of Dublin’s most iconic industrial heritage sites into a sustainable, world-class urban quarter.

Designed by Henry J Lyons Architects, Lime House delivers 212 high-quality, A-rated rental homes. Our structural team was tasked with ensuring the integrity and efficiency of a diverse range of units—from studios to expansive three-bedroom apartments—while supporting "best-in-class" resident amenities.

Key structural highlights of the project include:

  • Targeting BREEAM Excellent: Our engineering solutions were focused on high-performance sustainability to meet rigorous environmental standards.

  • Complex Amenity Spaces: Supporting the structural requirements for a sky lounge, a light-filled gym, and a private screening room.

  • Elevated Landscapes: Designing for the structural loads of the two beautifully landscaped terraces on levels 4 and 7, providing residents with unparalleled views of Dublin Bay.

The name "Lime House" pays homage to the glass-making tradition that defined this site for decades. Today, the 37-acre Glass Bottle site is being reimagined. Upon completion, it will supply approximately 3,800 homes and 1 million sq. ft. of commercial and community space.
