The Rathmines Niche Living Co-Living development included 92 units developed on a brownfield site in the heart of Rathmines village centre. Each unit was carefully designed, measuring to be compact, measuring 16 square metres - 24 square metres). Communal kitchen/living/dining areas shared by 11 to 17 residents along with additional communal amenity spaces such as a gymnasium, a party/function/cinema room, and a games lounge, creating a well-rounded living environment for residents.

The building is constructed with a pre-cast reinforced concrete frame. It includes landscaped roof gardens and lower ground floor amenity spaces, with a mixture of high-quality internal and external communal areas.

The development achieved LEED Gold certification, an A-rated BER, Well Building Institute Health and Safety Rating, and Active Score Platinum Certification. It integrates sustainable design elements such as green roofs, energy-efficient systems, and segregated waste disposal facilities.
