The St. Mary’s Mansions project is a major regeneration of a 70-year-old apartment complex located on Sean McDermott Street in Dublin's North inner city. The development, led by Clúid Housing Association, involved the deep-retrofit of the complex to bring it up to modern standards. The project added two new floors, creating 80 high-quality modern apartments and duplexes with each obtaining an A2 BER rating. Communal spaces such as play areas, a community room, and a central enclosed courtyard were also added, improving the living environment for residents.

Innovative structural design was key to increasing unit sizes to meet current residential and accessibility standards. This included converting four 2-bed units into two larger 3-bed units and adding two new steel-framed storeys at roof level following a detailed structural appraisal. Retaining resident balconies posed design challenges, which were overcome with cost-effective, wide galvanised steel walkways and balconies. Extensive coordination also ensured that water, wastewater, and utility services were efficiently reconfigured using the existing infrastructure.
