The Barnwell Point residential scheme involved the delivery of 247 no. cost-rental apartments under The Land Development Agency’s (LDA) Project Tosaigh initiative, a multi-phase programme set to deliver 5,000 no. affordable homes by the end of 2026. The units within the Barnwell Point development comprise 1, 2, and 3-bedroom apartments and duplexes on the 1.67-hectare site adjacent to Hansfield Train Station. Units are a mix of studios, 1-bed, 2-bed, and 3-bed apartments. In addition to the provision of the residential units, 272 no. car parking and 400 no. bicycle spaces were also provided as part of the development.
The structure is a reinforced concrete frame with stability core and blade columns supported by a flat slab. The building is 4 to 6 storeys in height. Parking is provided in undercroft space beneath a podium courtyard. The development included design and construction of the public realm, and playground areas in addition to local roads and junctions.
The project consisted of a central energy centre distributing heating and hot water throughout the development and all units achieved an A3 Building Energy Rating. We designed for the use of Sustainable Drainage Systems (SuDS) in order to deal with additional surface water runoff from the increased areas of hard surfacing, and to minimise the requirement for additional attenuation.
